HK London are pleased to announce the sale of the long leasehold interest in 17 St Helen’s Place, EC3 on behalf of a Family Trust.

The attractive period building dating from 1912 is set within an exclusive private courtyard close to Liverpool Street station and was offered with full vacant possession on a newly re-geared headlease. The existing building comprises 23,986 sq ft and a feasibility study demonstrated that, subject to planning, this could be increased to circa 27,500 sq ft by reconfiguring floorplates and adding an additional floor.

HK London have successfully acquired 11,495 sq. ft. of self-contained creative office space for technology company iManage at Workspace Group PLC’s new Shoreditch business centre, The Frames, 1 Phipp St, EC2. This is HK’s second acquisition for iManage after advising on their relocation to 1 George Yard in early 2017.

The Frames is a Squire & Partners designed scheme developed by Workspace, targeting technology and creative occupiers. iManage have taken a 10 year lease on the ground and lower ground floors as their new UK HQ.

Founded in 1995, iManage is a market leading computer software firm that transforms how professionals in legal, accounting and financial services get work done by combining artificial intelligence, security and risk mitigation with market leading document and email management. They serve over 3,000 organisations in over 65 countries.

With offices already in Chicago, Silicon Valley and India, their new UK HQ in The Frames will provide a creative base for their 450 employees and an opportunity for the company to further expand.

HK London have let the fourth and final floor at 1 George Yard, EC3 on behalf of Alain Properties.

The fourth floor (2,617  sq ft) was refurbished to a Cat A plus solution providing further proof of the success for this concept. The high quality fit out featured crittall style meeting rooms, a modern kitchen, creative style break out areas and workstations.

The letting to RM Education who took the space on a 5 year term marks the successful conclusion of One George Yard’s marketing campaign by HK London and Knight Frank.
